Large masterplanned programmes complete in waves. A single delivery can soften a submarket for several quarters, which matters most to short-hold investors.

The central trade-off

Legal clarity and location premium tend to move in opposite directions in Madinah. The easiest assets to underwrite rarely carry a Haram view.
